The video formats every listing needs in 2026

A listing needs seven cuts: 9:16 for Instagram Reels, TikTok and Stories, 16:9 for YouTube and your own site, a square feed post, a short Facebook ad cut, a WhatsApp Story, and a branding-free MLS version. Each wants a different ratio and length, and hand-exporting all seven is where most agents quit.

One render, many homes. Each platform has its own shape and its own rules, and posting the wrong one gets your video cropped, letterboxed or skipped. The fix isn't shooting seven times — it's exporting each cut from a master made in the right shape.

Vertical 9:16 is the workhorse: Instagram Reels, TikTok, YouTube Shorts and Stories all want full-screen vertical, ideally 20–40 seconds with a hook in the first second. Square 1:1 holds up well in the Facebook feed and as a paid ad unit, where it takes more screen height than landscape.

Horizontal 16:9 is for YouTube proper and the MLS, where a clean, longer cut belongs — and the MLS version should carry no agent branding, since many boards prohibit it. An email needs a different animal entirely: a short, silent, autoplaying GIF that previews the home before a single click.

The mistake most agents make is treating 'post everywhere' as 'post the same file everywhere.' A 16:9 video dropped into Reels wastes two-thirds of the screen; a 9:16 reel on YouTube gets pillar-boxed and ignored. Matching the cut to the canvas is the difference between looking native and looking recycled.

PropReel renders each video in the shape you pick and exports every format of that shape, correctly sized and titled — YouTube, MLS (clean) and Email GIF when horizontal, or Instagram Reel, TikTok and WhatsApp Story when vertical. That is 3 cuts per render, 6 in all; on a paid plan the other shape is one more video from the finished one, so 'post everywhere' stops meaning 're-edit seven times.'

The specs, in one place

  • Instagram Reels / TikTok / Shorts — 1080×1920, 9:16, 20-40 s, burned captions, hook in the first second.
  • Instagram Stories — 1080×1920, 9:16, under 15 s per card so it does not get skipped.
  • Square feed post — 1080×1080, 1:1, up to 60 s, works where vertical would be cropped.
  • YouTube — 1920×1080, 16:9, 1-3 minutes for a property tour, with chapters if longer.
  • Facebook ad — 1:1 or 4:5, 15-30 s, first frame must work as a still thumbnail.
  • WhatsApp Story — 9:16, small file size, because it is sent person to person and often on mobile data.
  • MLS-clean — 16:9, no branding, no contact details, no call to action. Many boards reject anything else.

PropReel does not make all seven. It exports 6 formats, 3 per render in the one shape you pick: Instagram Reel, TikTok and WhatsApp Story from a vertical render, or YouTube, MLS (clean) and Email GIF from a horizontal one. It makes no square cut; for the Facebook feed and ads, post the vertical cut, or make the square one in any editor.

If you only post three

Most agents do not need all seven every time, and pretending otherwise is how a system stops being used. Post the vertical Reel, because that is where the audience is. Post the 16:9 to YouTube, because it is the only one that keeps earning views months later. And keep the MLS-clean cut on file, because the board that rejects a branded video will reject it at the worst possible moment. The other four are upside, not obligation.

Frequently asked questions

What aspect ratio should a real estate video be?

It depends on the platform: 9:16 vertical for Instagram Reels, TikTok, YouTube Shorts and Stories; 1:1 square for the Facebook feed and ads; and 16:9 horizontal for YouTube and the MLS. PropReel renders the shape you pick and exports every format of that shape, so you never post the wrong one.

Do I really need seven versions of the same video?

You don't make them by hand — that's the point. Each platform crops or ignores the wrong shape, so posting one file everywhere costs reach. PropReel exports every cut of the shape you render — three per video, with a branding-free MLS version on a horizontal render — and on a paid plan the other shape is one more video, so 'post everywhere' stops meaning 're-edit seven times.'
