Avatar spokesperson platform vs listing video generator

HeyGen vs PropReel for real estate video

HeyGen is an AI avatar platform that turns a script into a talking presenter video for any industry. PropReel is a listing video generator that turns property photos into a narrated cinematic tour. If you want a person on camera, pick HeyGen. If you want the house on camera, pick PropReel.

HeyGen figures verified 1 September 2026 from their own published pages, and dated on this page so you can check whether they have moved.

A real PropReel render, not a mock up. On a paid plan, the same render also delivers every other format of its shape.

A tick means that product is genuinely ahead on that row. We have marked HeyGen ahead wherever they are, because a comparison written by one of the two products is only worth reading if it does that.

HeyGen Creator$29

The monthly price of each plan, at each product's own published rates. The two are sold in different units, finished listing videos against minutes of avatar video, so this compares what a month costs rather than like for like output. A HeyGen custom avatar slot is charged on top of the plan.

These two products do different jobs, and that is the whole comparison

Most tool comparisons argue about quality. This one does not, because HeyGen and PropReel are not competing on quality. They are competing for the same budget line while solving two different problems, and picking the wrong one wastes a month before you notice.

HeyGen takes a script and produces a person saying it. The person is a synthetic avatar, either one of theirs or a likeness you create from footage of yourself. It is a genuinely impressive product with a large enterprise business behind it, and for training videos, product explainers and internal comms it is close to the category standard.

PropReel takes the photos a listing already has and produces a tour of the property. There is no presenter. The camera moves through each room, a narrator describes what you are seeing, the cuts land on the music, and on a paid plan all three platform sized versions of the shape you pick come out of one render, including a branding free cut for the MLS on a horizontal tour.

An agent who buys HeyGen expecting to feed it twelve property photos will find there is no path for that. An agent who buys PropReel expecting to appear on camera will find there is no avatar. Both are correct products. Neither is the other one.

What HeyGen's credit system means for an agent, specifically

HeyGen prices in credits, and the rate depends on which avatar engine you use. On their published rates, an Avatar IV video costs 20 credits per minute, while the older Avatar III engine costs 3. The Creator plan at $29 a month includes 200 credits.

That arithmetic matters more than the headline price. Two hundred credits at the premium rate is about ten minutes of finished avatar video a month. For an agent posting two or three short clips a week, ten minutes is workable. For a team, it is not, and the Business tier adds a per seat charge on top of its own base price.

There is a second line that catches people out. A custom avatar slot, meaning your own likeness rather than a stock presenter, is an additional monthly charge on top of the plan. If the reason you wanted HeyGen was to appear in your own listings, that is the number to plan around, not the plan price.

  • Free: three videos a month, watermarked.
  • Creator, $29 a month: unlimited videos plus 200 credits.
  • Pro, $99 a month.
  • Business, $149 a month plus a per seat charge, adding 4K, custom avatars and SSO.
  • Extra credits on Business are sold at five cents each, so roughly a dollar per additional premium avatar minute.

What a listing video actually has to do

A listing video has one job in its first second, and it is not introducing you. It is showing the buyer whether this is the kind of home they are looking for. Everything an agent learns about video eventually collapses into that sentence.

That is why the format matters so much. The strongest opening frame is almost never a person talking. It is the view, the kitchen island, the light crossing a floor at four in the afternoon. A presenter is useful later, in the follow up post, in the market update, in the piece where you are the product. For the listing itself, the property is the product.

It is also why every format of a shape out of one render is a bigger deal than it sounds. A vertical tour has to be a Reel, a TikTok and a WhatsApp story; a horizontal one has to be a YouTube upload, an email loop and a branding free MLS cut. Producing those by hand from one master is an afternoon. Getting them from one submission is the difference between video on every listing and video on the listings you had time for.

The input

What both tools are working from

Whichever product you pick, the raw material is the same: the photos the listing already has. What changes is what comes out the other side.

Frames pulled straight out of PropReel renders

The verdict

Which one is right for you

Choose PropReel if

Choose PropReel if the video you need is of the property: a narrated tour built from the photos the listing already has, exported in every format of the shape you pick on a paid plan, with a branding free MLS cut on a horizontal tour, and a free plan to test it on a real listing before paying anything.

Choose HeyGen if

Choose HeyGen if the video you need has a person in it: agent introductions, market updates, recruiting videos, or anything where your face is the point. Also choose it if you need to dub existing footage into many languages with lip sync, or if your brokerage needs SSO and enterprise controls.

  • Avatar quality is the category benchmark

If the deliverable is a person speaking to camera, HeyGen is one of the best tools available and PropReel does not attempt it at all.

  • Translation and dubbing at scale

HeyGen's language coverage for dubbing existing footage goes far beyond PropReel's fifteen narration languages, and it can lip sync the result.

  • True 4K rendering

On the Business tier, HeyGen renders at 4K. PropReel renders 1080p today; a 4K export is coming next year.

  • Enterprise plumbing

SSO, seats, API and an established enterprise motion. PropReel has an API on Agency and five seats, which is a smaller offer.

Questions

HeyGen and PropReel, answered

Can HeyGen make a real estate listing video from photos?

No. HeyGen generates a talking avatar from a script, so its output is a presenter speaking, not a tour of a property. To make a listing video from photos you need a tool that applies camera motion to stills, writes narration about the rooms and exports platform sized cuts, which is what PropReel does.

Is there a free HeyGen alternative for real estate agents?

PropReel has a free plan with one free video per account and no card required, and that video is the full engine — real AI camera motion, staged rooms — exported in one format, YouTube (horizontal) or Instagram Reel (vertical), with our watermark on it; every format of the shape you pick comes with any paid plan. HeyGen's free tier allows three videos a month, also watermarked. The plans are not equivalent because the products make different things.

How much does HeyGen cost per video?

HeyGen prices in credits rather than videos. On its published rates a premium Avatar IV video costs 20 credits per minute, and the $29 Creator plan includes 200 credits, which is roughly ten minutes of finished avatar video a month. PropReel's Starter plan is $19 a month and covers 10 listing videos — the two are sold on different units, minutes of avatar against finished listing videos.

Should an agent use an avatar in listing videos?

Usually not in the listing video itself. The first second decides whether a buyer keeps watching, and a property shot converts better there than a presenter. Avatars and agent to camera work earn their place in follow up content: market updates, neighbourhood guides and posts where you are the subject.

Can PropReel put my face in the video?

Your branding, logo and colours appear on paid plans, and Agency adds full white label. There is no avatar or talking presenter feature. If a face on camera is a requirement, the honest answer is that HeyGen is built for it and PropReel is not.

Pricing moves and features ship: if anything here is out of date or unfair to HeyGen, tell us and we will correct it, including removing a point that favours us.

1 free video per account on the free plan, no card, and it runs the whole engine — generated camera motion, staged rooms — in one format, YouTube (horizontal) or Instagram Reel (vertical), with our watermark on it. That is the only comparison that settles anything. Every other format of that shape comes with a paid plan.
